There are two ways to get your self build trailer - order from current stock, subject to what I have for immediate availability, or order via the next factory batch order in which case you can specify 13″ or 14″ wheels, and have support posts or fold down stabilisers added at manufacture.

ORDERING a Tiny House Trailer for UK Self Build
Trailers are built to order by Vlemmix Aanhangwagens in Holland and so I require full payment at point of order - I do not operate a deposit system. Prices are ex-works Linlithgow EH49.
Current stock: choose an option above and it will indicate available stock - or for factory orders there is normally a 5-10 weeks lead time depending on production at the factory; in order to keep import costs down factory orders are consolidated to four or five trailers per batch.
COLLECTION/DELIVERY
You will need to collect your trailer from Tiny House Scotland at Linlithgow, just West of Edinburgh - we are 3 minutes from the National motorway network. Alternatively you can arrange collection/delivery with your own insured contractor (try uShip or similar) or if you are lucky and I need a break from building then I can deliver up to 150 miles from Linlithgow ie. a 300 mile round trip maximum - at a typical cost around £2.00 per return miles plus vat - so roughly £600 plus VAT for my max. range.
ABOUT THE TRAILERS
These are the same Vlemmix trailers that I use for my own NestPod™ builds and are fully road legal in the UK and EU. The trailers are superbly built in steel and fully galvanised with compliant inertia brake systems, LED lighting and EU Certificate of Conformity. The skeleton construction maximises the payload within the 3500kg legal maximum for mechanically braked trailers.
These trailers are the maximum legal width at 2.55m over the wheel arches, with a trailer bed size of 2.44m x Length and I generally only deal with two of the available lengths: 5.4m and 6.0m.
They weigh approx. 600 - 700kg and have a super-low bed height of 505mm with 14″ wheels (185 80 R14) wheels supplied as standard but you could swap them out for 195 50 R13 wheels to get 440mm if you wanted a lower bed height - same price - just let me know when you order. The twin axles are rated for 1800 kg each and can be adjusted for optimum nose weight balance. I order with 14″ wheels as standard but you can specify 13″ if your trailer is part of a batch order.
Note that you will have to build around the raised wheel arches but personally I find this more than compensated for by the low bed height: flatbeds usually have 10 or 12 inch wheels to keep the height down but they suffer with low ground clearance and bone shaking travel at the slightest pothole!

Notes: (a) load capacity is approximate and will vary depending on the wheels used (b) reflects the balance of the 3500kg legal limit only - ie. this is not the limit of their engineered capacity which is around 4500kg plus.
SAFETY NOTES
Of course you could use a second hand trailer and convert it - but why take the risk with the safety of your tiny house or other road users? Bear in mind also that when you modify any trailer you void its Type Approval and it needs to be tested again by the DVSA - driver and vehicle standards agency. Moreover you will be unlikely to find a trailer that is the maximum legal width with a bed width of 2.44 - sized exactly for sheet materials. Or you could buy a new flatbed trailer in the UK - but these are usually around the 1000kg mark which eats into the available weight for your construction and of course the modification warning applies again.
For the legal side of towing you must take into account the driving licence classes and towing law…here’s a Google search to start you off.
NB. To collect a trailer - please ensure your vehicle is rated to tow at least 650kg and has a 13 pin lighting connection and don’t forget your extra licence plate, also be aware that these trailers are long and wide and will be daunting for a novice to tow - so if possible ensure you use someone with towing experience but more importantly someone whose licence allows them to tow - check here at Gov.uk.
